The largest penthouse at Park Nova has been sold at a record price, marking a new high for the development. The five-bedroom unit, located on the 20th floor and spanning 5,899 sq ft, was purchased by the developer for $38.888 million. This translates to a price of $6,593 per square foot (psf), as indicated in a caveat lodged on Jan 21 with the URA Realis database.

Cli Develop First Data Centre Japan Total Investment 9443 Mil

CapitaLand Investment (CLI) has announced its acquisition of a freehold land parcel in Osaka. This deal marks the company’s first foray into the data centre market in Japan, with a total investment of US$700 million or $944.3 million. With a secured power capacity of 50 megawatts (MW), CLI plans to develop a data centre that will support advanced artificial intelligence (AI) capabilities and incorporate energy-efficient solutions such as advanced cooling technologies.

According to CLI, the data centre will also adopt industry best practices in temperature management and use environmentally-friendly products with zero ozone depletion potential or a low global warming potential (GWP) to minimize its impact on the environment.

Capitaland Ascott Trust Acquires Two Hotels Japan Jpy21 Billion

CapitaLand Ascott Trust (CLAS) has recently completed the acquisition of two freehold limited-service hotels in Japan for a total of JPY21 billion ($178.5 million). These hotels include ibis Styles Tokyo Ginza, located in Tokyo’s bustling city center, and Chisun Budget Kanazawa Ekimae, situated in the historical city of Kanazawa. The purchase price for these properties was at an 8.3% discount to their independent valuations.

Upon completion of the acquisition, CLAS is expected to see a 1.6% increase in distribution per stapled security (DPS) on a FY2024 pro forma basis. The blended net operating income (NOI) yield for the two hotels is projected to be 4.3% in FY2024. To hedge against currency fluctuations, the acquisition was financed through JPY-denominated debt and proceeds from the sale of four properties in Japan.

Minister for National Development Desmond Lee has announced that HDB has completed the final two pandemic-delayed projects, according to a press release on Jan 20. The two Build-to-Order (BTO) projects, Punggol Point Cove (Phase 2) and Kempas Residences, mark the conclusion of HDB’s pandemic-delayed housing projects. Over the last five years, a total of 92 projects have been delivered, providing over 75,800 new flats to Singaporeans.

In 2024, HDB successfully completed 22 housing projects, out of which 17 were delayed due to the pandemic. With the exception of one project, which was delayed for non-pandemic reasons, the remaining four were completed on time. This highlights HDB’s commitment to providing quality homes for Singaporeans, even in the face of challenges.
