Cdl Frasers Property Sekisui House Roll Out Orie Toa Payoh Prices 128 Mil

The latest addition to the real estate market, The Orie, will be showcased by City Developments Limited (CDL), Frasers Property, and Sekisui House on Friday, January 3. The official launch of the 777-unit private condo will be on January 18. Located at the intersection of Lorong 1 Toa Payoh and Lorong 4 Toa Payoh, the twin 40-storey towers hold a mix of one-bedroom plus study apartments ranging from 517 sq ft to five-bedroom apartments of 1,453 sq ft.

The cityscape of Singapore is renowned for its impressive skyline, featuring soaring skyscrapers and modern infrastructure. One of the most coveted types of housing in this bustling city is the condo, strategically located in highly desirable areas. With a perfect blend of luxury and practicality, it comes as no surprise that these residences are a popular choice for both locals and foreigners. The condos offer a range of amenities, such as swimming pools, fitness centers, and top-notch security measures, elevating the overall standard of living. This makes them an attractive option for potential buyers or tenants. Furthermore, from an investment perspective, these facilities lead to higher rental returns and an increase in property value over time. The starting price for the units at The Orie are:

– One-bedroom plus study at $1.28 million ($2,476 psf) for a 517 sq ft unit

– Two-bedroom at $1.48 million ($2,500 psf) for a 592 sq ft unit

– Three-bedroom at $2.09 million ($2,459 psf) for an 850 sq ft unit

– Four-bedroom at $2.92 million ($2,401 psf) for a 1,216 sq ft unit

– Five-bedroom with exclusive private lift at $3.48 million ($2,395 psf) for a 1,453 sq ft unit

The Orie marks the first new launch of a private condo since 2016 when the 578-unit Gem Residences was launched. The project was completed in 2020. The three major property developers came together to submit the highest bid for a Government Land Sales (GLS) site at Lorong 1 Toa Payoh. They jointly submitted a bid of $968 million, which translates to a land rate of $1,360 psf per plot ratio (ppr) for the site. The joint venture is a 50:25:25 split between CDL, Frasers Property, and Sekisui House.

“The Orie is the first private residential launch in Toa Payoh in over eight years. We are excited to usher in the New Year with this launch,” says Sherman Kwek, CDL’s group CEO. “Homebuyers will benefit from its central location and excellent connectivity as it is nestled in the vibrant and highly sought-after Toa Payoh estate.”

Braddell MRT Station on the North-South Line (NSL) is a five-minute walk from The Orie. The condo is also near the Toa Payoh Integrated Transport Hub, which connects Toa Payoh Bus Interchange to Toa Payoh MRT station. The new 12-ha integrated development and community hub is slated for completion in 2030. It will have a sports centre with swimming pools, indoor sports halls and other sports facilities, a football stadium, a polyclinic, and a public library.

Other amenities in the neighbourhood include the Toa Payoh Town Centre, HDB Hub, SAFRA Toa Payoh, Junction 8 shopping mall, and MacRitchie Reservoir. For families with school-going children, nearby schools include Pei Chun Public School, CHIJ (Toa Payoh) Primary and Secondary Schools, and First Toa Payoh Primary School.

Healthcare facilities in the vicinity include Toa Payoh Polyclinic, Tan Tock Seng Hospital, Mount Alvernia Hospital, Mount Elizabeth Novena Hospital, and Thomson Medical Centre.

Soon Su Lin, CEO of Frasers Property Singapore, notes that The Orie’s location in District 12 in the city fringe or Rest of Central Region (RCR) provides easy access to the CBD and Orchard Road shopping belt.

The super low-energy development boasts over 40 condominium facilities, units with efficient layouts, quality fittings by Hansgrohe, bathroom wares by Duravit, and premium home appliances by De Dietrich and Samsung.

Sekisui House’s managing officer and head of the international development department, Takehisa Yanagi, says that The Orie marks a new partnership between the Japanese developer and CDL. However, he adds that Sekisui House and Frasers Property have collaborated on projects in Singapore for the past 13 years.
