This three-storey intermediate shophouse is built on a 1,129 square feet plot, with a “residential and commercial” zoning under the latest Master Plan. The property boasts a gross plot ratio of 4.2 and a built-up area of 2,635 square feet, equating to a guide price of $2,635 per square foot.

The property is located within the Beach Road secondary settlement conservation area, allowing for the potential to build additional extensions of up to five storeys upon obtaining necessary approvals.

According to Low Choon Sin, managing partner of SRI Capital Market, the shophouse presents an excellent opportunity for end-users such as F&B tenants or corporate offices. This is due to the possibility of using the residential space on the third floor as accommodation for staff. Additionally, the shophouse enjoys a prominent frontage along Liang Seah Street, which experiences high vehicular traffic during the day. Its close proximity to popular restaurants and shops in the bustling Bugis area further enhances its appeal.

Low also highlights the potential for long-term investment, with the completion of new landmark developments like Guoco Midtown and the upcoming Shaw Towers set to enhance the vibrancy of the surrounding area. He believes that 20 Liang Seah Street is an attractive investment prospect, providing buyers with a chance to acquire a 999-year leasehold property.

The EOI exercise for the sale of 20 Liang Seah Street will conclude on April 10.
