Sla Launches Tender Heritage Bungalows Sembawang

Singapore Land Authority (SLA) has put up a collection of twenty heritage bungalows in Sembawang for tender. These properties are available for lease for a period of five years, with an option to extend for an additional four years.

The two-storey black-and-white bungalows are situated along Admiralty Road East, Falkland Road, Auckland Road West and Fiji Road. They were built in the 1920s and 1930s and cover a land area of about 245,300 square feet, with an estimated total gross floor area of 94,945 square feet.

The bungalows are being offered for lease with serviced apartment use, including the possibility of multi-generational and senior co-living options. F&B and retail use are also allowed, but with a maximum gross floor area of 9,580 square feet. The minimum stay for a serviced apartment is one week.

Tender submissions will be evaluated based on both price and quality. The tender submission period will close on June 11 at 11am, and the site is expected to be awarded in October.

In other news, SLA has been exploring new ways to make use of state properties, such as converting them into co-living spaces, hosting pop-up events, and establishing social impact hubs. Additionally, a digital property conveyancing portal will be introduced to replace the current paper-based process by 2026. Colin Low, the current CEO of SLA, will also be transitioning to a new role in public service, leaving a vacancy for his successor.
